MARKET STATUS
WELCOME 2024

A new year always comes full of hope. No matter how pessimistic the situation may seem, hope is really the last thing to die. The beginning of 2023 was marked by fears of possible negative growth, with splashes of possible recessions. The Ukrainian war was fresh and had a strong effect on the price of raw materials and energy. But another year has passed and human beings have a tremendous capacity to adapt to their surroundings. Finally, not satisfied with a conflict; another emerged between Israel and Hamas.

The year 2023 turned out to be better than expected, Portugal grew 2.2% when expectations were around 1% and with the European economy forecasting -0.1% and growing 0.5%.

The fact that the price of energy did not increase was certainly a factor that allowed these results. The speed with which alternatives to Russian gas were found, full deposits and a less severe winter than expected also allowed inflation to be alleviated more quickly, avoiding a greater loss of purchasing power on the part of families. Portugal managed to grow due to tourism, but exports of products and services surprised on the positive side.

Regarding the residential real estate market, 2023 was a year of adjustments. Still without final data, it is likely that fewer houses were sold last year than in 2021. Comparing with 2022 this will mean a decline of around 20%, by the 3rd quarter of 2023 102,373 houses had been transacted compared to 129,347 in the same period in 2022. The year 2022 was the best year ever (on record), the rising price of properties would not have been a problem and it was the portuguese who bought the most properties with foreigners increasing their market share. Wait and see in the first quarter.

The 1st quarter of 2023 showed the impact of rising inflation on the loss of purchasing power, this trend continued with the decrease in sales numbers being most noticeable in Lisbon and the Algarve. The buyer adapted by looking for cheaper and smaller properties largely due to the rise in interest rates and the need to move to the outskirts.

The emergence of the “+ Housing” legislative package ended with the existing incentives for foreign investment. The Golden Visa program regarding real estate ends, however for the largest current foreign buyers, namely Americans, the Golden Visa is not a major factor in their decision-making. The RNH (non-habitual resident regime) will end this year, however there will be a transition period, having been changed so that the tax incentive is only valid for scientific research and innovation.

The year 2024 will be challenging, but it is precisely with challenges that opportunities arise and 2024 will certainly be a year of opportunities.

In december, the gross income resulted in a turnover of 2 446,64€, which corresponds to a decrease of 3,31% when compared to the same period in 2022. The occupancy rate rose from 44,10% in 2022 to 74,21% in 2023. The annual rate of change for this month is 68,30%.

The property continues in the market up for sale, interested parties have emerged and visits to the property continue to be carried out.

QUINTA DA AMIZADE

A topographic survey regarding the staining of the cork oak canopy was requested and submitted. All documentation requested by ICNF has already been submitted, and we have used a credited company for this purpose. There was a meeting on site with the person responsible for APA in order to find a solution that satisfies all parties regarding the existing water line.. Potential buyers are still interested after the PIP deferral.

We’re still waiting for the approval by the CM Almada.

We are waiting for the dispatch from CM Setúbal. There are potential buyers awaiting for the dispatch.

EVERYONE COUNTS

"CRÉDITO E DESCRÉDITO"


As metáteses de decepção difundidas pela comunicação social, devido a escândalos e supostos abusos de poder, minam todo o caminho de confiança nos pilares essenciais da democracia. Quando a sociedade percebe falhas ou dúvidas nas instituições Presidência, Assembleia da República - Governo e Tribunais, a descrença em quem detém o poder - e sustém o regime - aumenta. Tal conduz a uma evolução social em que as pessoas se afastam do sistema estabelecido, buscando alternativas ou formas de participação/activismo mais diretas. Esta perda de confiança resulta num distanciamento entre governantes e governados, desafiando a estabilidade democrática e evidenciando a necessidade de mais transparência e responsabilidade no endosso à liderança política e judicial.

Este vácuo de confiança abre amplo espaço para movimentos radicais. Ao mesmo tempo que as instituições democráticas perdem credibilidade surgem oportunidades para os discursos inflamados de grupos sem programa ou ideias claras, movimentos que exploram a insatisfação popular, canalizando-a para propostas que carecem de substância e realidade. A influência desses movimentos pode moldar um novo modelo político-social mais baseado na rejeição do sistema existente do que em propostas construtivas, apresentando soluções simplistas para problemas complexos. Eis a importância da transparência e da responsabilidade em fortalecer as bases da democracia: evitar o surgimento de alternativas extremistas pantanosas.

Num caos democrático, a economia enfrenta muitas vezes desafios significativos devido à falta de confiança nas instituições. A incerteza do rumo político leva à diminuição dos investimentos e da dinâmica da actividade económica; empresas e investidores ficam relutantes em tomar decisões no meio da instabilidade. As políticas económicas consistentes ficam comprometidas, levando a medidas ‘ad hoc’ que podem não ser favoráveis ao crescimento sustentável. Portugal não tem um grande desígnio nacional em mãos, não é o mar nem as matérias-primas ou comércio, não são os eventos mundiais, não são as energias renováveis. Tornámo-nos recolectores num terreno estéril.

A instabilidade política afeta também a confiança dos consumidores, levando-os a uma redução no consumo e no comércio. A fuga de capitais e a depreciação da moeda são cenários típicos de um cenário de incerteza pessimista. Como dizia um estreante Fukuyama, hoje odiado pela esquerda, os índices de desenvolvimento de um país estão directamente indexados aos níveis de Confiança de um país. Mas gerar Confiança é como plantar um sobreiro e querer logo cortiça.
